What’s included
- Taxes, delivery, site preparation, foundations or pads, permits, inspections, electrical work, plumbing, utility upgrades and installation are additional unless your written order specifically includes them.
- Website prices, builder totals and dimensions are estimates until your order is confirmed: the final products, specifications, materials, options, price and scope are confirmed in writing (Terms of Sale).
- Natural wood varies — grain, knots, tone, checking and weathering are part of the material, and finished products are not identical to concept images in every detail.
Planning your space
- Share accurate site and access details before the order is finalized: gates, slopes, narrow roads, stairs, soft ground or HOA restrictions can all affect delivery.
- Electrical, plumbing and structural work should be done by appropriately qualified or licensed professionals where required. Circuits, GFCI protection, clearances, ventilation, drainage and equipment placement must follow local codes and the equipment manufacturer’s instructions.
- Customer-side approvals and permits are your responsibility unless your written order assigns them to Rooted Oax.

How much does the Ember Retreat cost?
2-person $3,495, 4-person $4,295, 6-person $5,399 before a heater. Heaters: 2-person — 4.5 kW heater +$1,200 or 4 kW · Wi-Fi controls +$2,000; 4-person — 6 kW heater +$1,500 or 8 kW · Wi-Fi controls (awaiting sizing confirmation); 6-person — 6 kW heater +$1,500 or 8 kW · Wi-Fi controls +$3,000. The roof kit adds +$300 / +$350 / +$500.
Why can’t I choose the 8 kW heater on the 4-person pod?
That heater is awaiting a sizing confirmation for the 4-person size, so the builder shows it but it can’t be ordered yet. Ask us about it in a quote request or free consultation.
How tall is it with the roof kit?
About 6′ 6″ — the roof kit adds roughly 6″ to the standard 6′ height. Final measurements are confirmed in writing.
Can I order online?
Fully priced saunas and cold plunges show a “Buy now” button in the builder. When online checkout is open it takes you to secure Stripe checkout (card, or Affirm financing subject to approval); sales tax is added there, and delivery is arranged and quoted separately after purchase. Anything not yet priced — or any build you would rather discuss first — goes through a quote request or a free consultation instead.
